About Us

Willow Brook Cooperative is a 52-unit cooperative community for anyone 62 years and above. It features quality construction and thoughtfully designed one-level floor plans. Cooperative living offers affordable home ownership with tax advantages, potential equity growth, a community lifestyle, security and freedom from the hassles of home maintenance responsibilities.

Willow Brook Cooperative was incorporated in May, 2005 by Bradford Development. In December, 2006 the first members began moving in. The following summer the cooperative's first Board of Directors was elected, and transfer of ownership was made from the development company to Willow Brook Cooperative. Since the summer of 2007, Willow Brook Cooperative, comprised of all of its members, has owned and operated the cooperative.

Members of Willow Brook Cooperative have a strong sense of community because together, through the member elected Board of Directors, they make decisions regarding the building, land, and common areas. Members each pay a portion of the cooperative's monthly operating expenses, including: mortgage principal and interest, the mortgage insurance premium, real estate taxes, required reserves (for long-term repairs and replacements), an underground parking space, gas heat, sewer, water, trash and recyclables removal, digital cable TV, Wi Fi, professional property management and onsite staff.

Daily and weekly events provide settings for developing new friendships and enjoying the common areas of the community room, library, craft room, game room, workshop, and exercise area. Members can socialize as much or as little as they like.

The cooperative is responsible for home maintenance, lawn care, and snow removal. These services are included in the monthly fee. When members leave for a weekend or an extended time away they know that their home will be taken care of through Willow Brook's services.

Members enjoy views of a natural landscape, including Glenwood Lake, marshes and wooded areas. Located at the end of a residential road, geese, ducks and an occasional deer are among the cooperative's neighbors. There are private walking paths on the site with easy access to public walking/bike trails. A community deck and patio, garden plots, and pond with an illuminated fountain are all a part of the Willow Brook Community.
